Role Overview
Job Purpose: The is a team lead position accountable for achievement of revenue, leasing targets and specific client outcomes as established by the Co- Head in alignment with the overall business plan. The individual shall be responsible for developing and managing relationships with prospective clients and existing tenants across Embassy’s Office Parks.
Key Responsibilities:
- Lead the business development process and sourcing of new prospective clients. Manage commercial office space leasing ensuring target client acquisition and high customer retention.
- Establish and maintain a broad network of relationships within the Real Estate community through involvement in leasing related organizations and gatherings.
- Manage the entire leasing process for clients: Prospect for new clients through business development activities; Meeting prospective clients; Understand requirements & proposing appropriate properties; Conducting site visits/inspections of the proposed properties with the prospective client; Negotiation and execution of the lease agreement
- Generate new prospects for available space by maintaining constant contact with tenants and real estate brokers through meetings, luncheons, presentations, mailings and organized events. Source and canvass other prospects directly.
- Act as an interface with all Brokers/Corporate occupiers/IPCs with reference to their requirements, submission of offers, RFPs, presentations, etc. conclude rental transactions (negotiation, documentation, liaison with operations & Projects etc.) in consultation with the Co- Head.
- Manage client relationships with assigned client base through regular interactions. Ensure coordinated efforts with Operations & PM teams maintaining differentiated focus for engagement with the client.
- Drive Account Growth: Penetrating, expanding, and protecting company's most important accounts.
- Assist the Co- Head in identifying and analyzing potential new opportunities and complex / large deals and managing key accounts / relationships.
- Responsible for all leasing process and outcomes for the team, which may include approving proposals, offers to lease, reviewing and negotiating lease terms, agreements and other documents relating to incoming and existing tenancies
- Drive the leasing process and closures through unified approach and coordinated efforts across teams (Leasing, Legal, Operations, Projects & PM partners) with big picture focus with ability to deep dive into a particular area/ issue and provide practical solutions to close matters effectively.
- Work effectively and collaboratively with Heads of Operations, Projects, Finance, Legal etc & Senior leadership to support implementation of centrally defined SOP’s and processes.
- Ensure all monthly, quarterly and annual reporting requirements are delivered on time and in accordance with the agreed content and standards.
- Ensure robust lease management administration process ensuring all lease agreements are updated in the system post negotiations and registered. All client information is updated and maintained in the system and there is a database for all proposals and business development.
- Deploy goals, targets and measures for individual team members to review and manage work performed by each team member. Ensure adherence to SOPs, organization policies and standards.
- Maintain up-to-date industry information, market requirements, leasing activities, trends and practices in Lease Management, legislation and regulations with regards to commercial developments.
- For assigned client relations manage critical escalations and outstanding / recoveries.
Qualifications and Work Experience:
- MBA/ PGDM Marketing / Business Management or graduate in any discipline with around 10+ years of relevant real estate work experience.
- Minimum 8 years’ experience in commercial leasing space in India.
- Experience building and developing prospects/customers and managing key accounts. Marketing experience including the ability to negotiate and influence with demonstrated track record of success in sales.
- Advanced knowledge and understanding of lease pricing, negotiation, and closing transactions including related documentation.
